PITI stands for Principal, Interest, Taxes, and Insurance. In a 1031 exchange, it is used as a way to measure the debt service of a property. When an investor is considering purchasing a replacement property in a 1031 exchange, the investor is required to use all of the proceeds from the sale of the relinquished property to purchase a like-kind replacement property.
