A reverse build-to-suit exchange, also known as a “reverse-improvement” exchange, is a type of 1031 exchange in which the taxpayer acquires a replacement property before the relinquished property is sold, and then the taxpayer or a related party constructs or improves the replacement property before it is transferred to the taxpayer.
